One missing certificate can cost you the sale.

Since August 2025, Queensland sellers have to give the buyer a complete disclosure before they sign. If anything is missing or wrong, the buyer can walk away at any point up to settlement and get every dollar back. We prepare the whole thing, a practising solicitor certifies it, and you get on with selling.

Ready to sign in three business days. Fixed price, $695 for a house. No surprises.

The rules changed. The risk landed on you.

Most sellers find out how much paperwork is involved about a week after they have already committed to selling. Here is what is actually required, and what happens if it is not right.

The buyer can cancel, right up to settlement

A disclosure that is incomplete, or wrong about something material, gives the buyer a termination right that survives all the way to settlement day. They get a full refund. You are back on the market with a property that has been listed too long, and the whole thing starts again.

The ATO can hold back 15 percent of your sale price

Every Australian seller now needs an ATO clearance certificate, no matter what the property is worth. Without one, the buyer is legally required to withhold 15 percent of the sale price and send it to the tax office. On an $850,000 sale that is $127,500 you do not see at settlement. Certificates can take up to 28 days. Plenty of contracts settle faster than that.

There are more than a dozen searches, and they expire

Title, survey plan, zoning, contaminated land, underground infrastructure, tree orders, heritage, pool safety, transport, and for a unit, a community management statement and a body corporate certificate that can take a week to arrive. Order them too early and they go stale before contract. Too late and you hold up your own settlement.

Everything the sale needs, in one place, done properly.

Most providers do the Form 2 and stop. You are then left arranging your ATO clearance somewhere else and your identity checks somewhere else again. We do the lot, against one property record, so nothing falls between the gaps.

Your Form 2 disclosure, prepared and certified

We collect every prescribed search and certificate, fill out the Form 2, and send it to a practising solicitor who reviews it before it comes to you. You get one signature ready pack, not a folder of PDFs to work out.

Your ATO clearance certificate, started on day one

We start the clearance application at the very beginning, before it becomes urgent, so that 28 day wait happens quietly in the background instead of on the eve of settlement.

Identity and AML checks, handled for both sides

Agents are now legally required to verify who they are dealing with. We run the checks, keep the records for the seven years the law demands, and file them against the property so nobody is digging through an inbox in two years' time.

Proof the buyer received it before they signed

The law turns on timing. We deliver the pack, track when it was opened, capture the buyer's acknowledgement with a timestamp, and keep a tamper evident record of every version. If it is ever questioned, the evidence already exists.

We watch it so it does not go stale

Searches and certificates expire. If something changes between preparation and contract, we flag it and reissue only what needs redoing. A disclosure that was right in March and wrong in May is a termination right nobody noticed.

What your home is worth, and whether now is the time

Recent sales in your street, what buyers are paying in your suburb, how long homes are sitting, and an estimated range for yours. No other disclosure provider gives you any of this. It is free, and you do not have to buy anything to get it.

Four steps, and we do three of them.

  1. Step 1

    Tell us about the property

About ten minutes. Address, property type, and a short set of questions that change depending on whether you are selling a house, a unit or land. Save it and come back if you get interrupted.

  2. Step 2

    We collect everything

Every search, every certificate, the body corporate paperwork if it is a unit, and your ATO clearance application. You can watch it come in from your dashboard. If something is slow, you will know before you have to ask.

  3. Step 3

    A solicitor certifies it

Nothing reaches you until a practising Queensland solicitor has reviewed the pack against a fixed compliance checklist and signed it. If they spot a gap, it goes back and gets fixed before you ever see it.

  4. Step 4

You sign, and we prove delivery

Sign online. Share it with your agent, your conveyancer and the buyer in one click. We record who received it and when, so the timing is never in question.

Somebody actually stands behind it.

There is a cheaper way to do this. Several companies will run your searches and generate a Form 2 for a few hundred dollars, and they will tell you plainly, in their own terms, that they are not a law firm and cannot advise you. If something is wrong, that is yours to deal with.

We took a different view. Every disclosure we produce is reviewed by a practising Queensland solicitor before it is released, against a fixed checklist that is written into our agreement with every firm on our panel. They check that every required field is completed, that the right form has been used for that property type, that every prescribed certificate is present and current, and that nothing on the face of the documents is inconsistent or obviously missing. Then they sign it, and their signature is tied to that exact version of the pack. If anything changes afterwards, the signature voids and it goes back for review.

We use three independent firms rather than one, so no matter is ever waiting on one person's annual leave, and so the firm reviewing your property has genuine expertise in the kind of property you are selling.

Honest about the limits

A solicitor certifies that your disclosure is complete and compliant on the face of the documents. They do not verify that what you told us about your property is true, and they do not advise you on what you should disclose. That is not us being cautious with words, it is the actual boundary, and you should be suspicious of anyone in this market who is vague about it. If your situation is genuinely complicated, we will put you in front of a solicitor who can advise you properly.

Before you commit to any of this, find out what your home is worth.

Most sellers talk to an agent before they have any independent idea of what their property is worth or what the market is doing. That is a bad position to negotiate from. Put in your address and we will send you recent sales in your street and suburb, what buyers have actually been paying, how long homes are taking to sell, and an estimated range for yours.

It is free, it takes about a minute, and there is nothing to buy at the end of it.

No cost. No agent will call you. We will not pass your details to anyone.

The free report is not switched on yet. This form is not connected, so nothing is sent and nothing is stored.

Frequently asked

How long does it take?

three business days for a house or land. Units take longer because the body corporate certificate is out of our hands, usually two to five business days, and we will tell you the expected date as soon as we have requested it.

What if my buyer finds a mistake?

If it is something we should have caught in the compliance review, we fix it and reissue at no cost, and our professional indemnity cover sits behind the certification. If it is something you told us that turned out to be different, we will help you correct and reissue it quickly.

Do I still need a conveyancer?

Yes. We prepare and certify your disclosure. Your conveyancer or solicitor handles the contract and the settlement. We are not a replacement for them, and if you do not have one, we can introduce you.

Can my agent do this for me?

They can order it and manage it on your behalf, and most do. The disclosure is still your statement and you sign it.

Start with the free market report if you are still deciding, or start your disclosure if you are ready to list. Either way it takes about a minute to begin.
